Our planning services can stand alone in the early phases of project investigation or development, or can precede design, providing guidelines for design decisions. As planners, we develop, analyze, and compare choices in building sites and site layouts, determine short-term and long-term building space needs, and prepare short-term and long-term development plans.

As managers for design and construction projects, we attend to logistics, project team coordination, cost control, and work schedules. Representing the project owner, we analyze bids, negotiate with contractors, manage multiple contractors and consultants, develop and monitor budgets, approve project payments, and manage project closeout. As desired, we can direct and oversee all project work, acting as liaison to maintain clear and timely owner/team communication.

As architectural designers, we regularly handle both all-new construction and building updates. Updates include code and ADA compliance modifications, interior space planning, interior and exterior remodeling, building additions, selection of new furnishings, and improvements to lighting, heating, ventilation, and air conditioning (HVAC) systems. For new buildings, we attend to all exterior and interior details, including the building systems that support comfort and use - including systems for HVAC, fire protection, power, lighting, and information / communication. In interior design, we coordinate materials, textures, forms, and colors with exterior elements for unified design.

On historic projects, we are sensitive to both building style and intended use, combining accurate and authentic restoration with features for contemporary function.
